I teach a number of first time home buyer classes here in Billings, Montana and this questions comes up every time I teach it....in many forms.

"Should I buy a home represented a Seller?

"I don't have an agent and I found a home at a home that I found at an open house, Should I use that agent?"

"Should I trust my listing agent that brings me a Buyer?"

and so on, and so on....

My questions is as always...

"Can a lawyer represent a defendant and prosecution a the same time?

Yes i know....Lawyers and Realtors are completely to different animals...so I think (joke), but in reality, and mind you this is ONLY MY OPINION.

The only way you as a Buyer and Seller can answer that question is...Do you "TRUST" that Agent.  

I have done dual agency for quite sometime now, but in the end you'll always find that someone my feel a bit slighted.  Seller:   Did he/she do everything so that I can get the most of my home? What information did he/she tell the Buyer? Buyer: hmmmm....I wonder if I could have gotten that property for less? or Did that agent tell me everything about that home for me to make the best decision?

Yes it is a tough place to be in for the Buyer, Seller, and Agent.
